Consultation

Our existing repairs and maintenance contracts with Mears PLC which covers all repairs, maintenance, capital and investment, compliance and new build works we complete as a landlord will be expiring in April 2025.

We would like to hear the views of tenants, leaseholders, and other stakeholders on what the new repairs service should look like and how it should operate in the future. We think that this will take at least a year to complete.

You will receive a letter in October 2023, outlining what we will be consulting on. We’re seeking your views on:

  • New Compliance contracts and their areas of work
  • Awarding Social Housing Decarbonisation Funded works directly to Mears up to 31st March 2026
  • Responsive repairs, void works, programmed works and all capital works contracts

We understand that there will be many different views and we want to listen to all of them. There are lots of ways you can have your say listed at the end of this page.

Listed below are things over the next 6 months we would like to discuss with you, and you can leave us your observations using the Housing Consultation web pages or by contacting us on any of the ways shown at the end of this page.

  • How you can make a request for a repair to be done.
  • What type of responsive repair should be a priority.
  • The length of each contract and how performance is measured and monitored.
  • Which bigger bits of works are a priority to you – such as kitchens, bathrooms or energy or fabric improvement works.
  • How we will respond to out of hours calls.
  • What works we will complete and what is the responsibility of the tenant/ leaseholder.
  • Contract management arrangements and contractor performance.
  • How you can get more information and make a complaint.
  • How we should work with tenants who are struggling to manage their property.
