Listed buildings and planning permission
Any works that would affect the character or setting of a listed building need listed building consent. This includes internal works as well as external, and any demolition – it is a criminal offence to carry out any such works without consent. Listed building consent is required in addition to any requirement for planning permission, and incurs no fee.
Applications for listed building consent must include a heritage statement, which can form part of a design and access statement. The requirements of a heritage statement are detailed in our Local Validation List. The content of the heritage statement is proportional to the significance of the site and the scope of the works.
